There is a significant challenge in selling old buildings in Surat because there is a lack of clarity among housing societies on how to approach the process. Let’s take an example: Suppose you have a plot of land measuring 1,000 square yards, and the current land price is ₹1 lakh per square yard. This means the total land value is ₹10 crores. If there are 10 units in the building, each unit holder should technically receive ₹1 crore. For this to work, all 10 unit holders must come together and create a Memorandum of Understanding (MOU) stating that everyone is in agreement to sell the land at that price. However, in our experience, the process often hits a roadblock when a couple of individuals demand a higher price—for instance, asking for ₹1.2 crores instead of the agreed ₹1 crore.
